Do You Have To Do a Final Walk Through?

It’s time to close, and everyone is talking about the final walkthrough. You are wondering what this is and do I need to do it. In this video, we will address that question.

  1. Double Check: If possible, you definitely want to do the walk through yourself or have someone else complete it for you. It’s important to make sure the property is looked over one last time and make sure everything is delivered as promised.
  2. Expectations: Typically properties are delivered “broom swept” and there may be small holes from paintings. Depending on the condition of the property, especially if it’s a resale, don’t expect it to be delivered perfectly cleaned. The property is going to look very different with all of the furniture removed.
  3. When in doubt: Just ask the closing attorney how the property should be delivered and live by the golden rule of “do unto others as you would have unto you.”  Most important, do this before the day of the closing.

There is nothing worse than creating issues at the very last minute with a final walkthrough. Don’t leave a bunch a junk behind and a ton of big holes in the walls. Double check, clean and always ask.
