When buying or selling Miami real estate, one of the most important processes after a buyer goes under contract is the home inspection. There are ways to make this process tedious, and there are ways this process can be handled more easily.

  1. Get a Preinspection:  If you aren’t familiar with your property, you are aware there may be some concerns, or just to double check; one of the best things you can do is a pre-inspection.
  2. The biggies:  The roof, the electrical, plumbing, and heating.
  3. Repair:  Some sellers are just not in a position to repair but if there are some items you can repair and not break the bank, do it in advance.

There is nothing worse for a seller than a buyer nitpicking apart an inspection report because of $100-$200 repair items that could have been addressed before. What’s worse is these repair items causing issues for insuring the property. In that case, the buyer wouldn’t be able to get insurance and ultimately close until they are repaired.

Better to do it now than when a buyer is under contract.
