When preparing your home to sell, often homeowners are tempted to do renovation projects based on cosmetic appeal, and these may not be the best projects to start. I have three categories of renovation projects beginning from must-dos to the more fun projects. The first group of projects are those that are must do projects, the second is projects that are would like to have and can add value, the third is the cosmetic projects.
Not all projects are created equal, and not all of the projects add the same value. For instance, if you are thinking about selling your home, you want to address the projects that may create issues during a buyer home inspection, insurance inspection or appraisal. Reason being, these kinds of problems can make it hard for a buyer to get insurance and or financing and you may not be able to close without addressing.
I mean, you may have a gorgeous new bathroom, but if the roof is in bad shape and the buyer cannot get financing, a roof update would have been more prudent.
There is a lot to consider when evaluating the best projects where to spend your money.
