Wait until the Spring! That’s what everyone says. The only thing is that may be bad advice because the Spring brings more competition for both sellers and buyers. In South Florida, we have lovely weather all year long, so it’s easy for people to buy and sell all year long. And they do! Because we work with them. Make sure you get good advice on timing because nothing is worse than waiting and getting caught up in a frenzy. In this video, I talk about this myth.

Why the Winter May Be a Great Time to Buy or Sell a Home in Miami
Hey everyone! I’m Jamey Prezzi, real estate agent in Miami-Dade and Broward counties. And today I’m going to talk to you about a very popular topic that I always get this time of the year, and I am going to bust this myth wide open and show you the other side of what you can think about and see if it make sense for you.
The myth is, I’m just going to wait until the spring to put the property on the market because that’s when everybody waits to put a property on the market. So, I want to sort of give you the other side of why you may want to consider buying and selling now versus waiting to buy and sell in the spring. The number one reason why you may want to consider buying or selling right now is because less competition.
If everyone waits until the spring or summer to do a real estate transaction, then you’re competing with everybody else who has that misconception about waiting until the spring or summer to do a real estate transaction. If you can get ahead of the market, whether you’re a buyer or a seller, you’re getting ahead of either, A, being the seller and getting ahead of that new inventory block coming on in the spring.
Or, if you’re a buyer, you’re getting ahead of all the buyers who are going to wait until the spring. So the people who tend to do real estate transactions right now tend to be in a little bit lower pool of competition. And that can either; A, net you more money if you’re a seller, get your property sold faster, if you’re a seller; and B, if you’re a buyer, you’re going to get ahead of all the other people who were waiting until the spring.
I also find that people who work this time of the year tend to be more motivated because, let’s face it, buying or selling real estate during the holiday season may not be so ideal but most people who are in the market right now tend to be people who need to get a project completed. Either it’s a seller who’s had the property on the market all year. They’re done, they want to get the property sold before the first of the year, or before all of the new inventory comes on the market in the spring.
So they tend to be ready to go, ready to get their property sold. If you’re a buyer, you know, obviously, you may have some kind of goal that you need to complete before the first of the year or within the first couple of months in the year. So, typically for both sides of the transaction, it’s a win-win situation because we find that, typically, the people who are in the market over the winter months are very motivated and savvy buyers and sellers.
So, the biggest thing that I want to tell you is just because everyone says, maybe you should wait until spring, doesn’t mean, maybe you should wait until spring. That’s a huge myth. People buy and sell real estate all year long here in South Florida. We even find that sometimes even the summer months get a little bit slower than maybe some of the rest of the United States. Our winter is beautiful here so people are out and about, buying and selling real estate.
And it may make sense for you to go ahead and get that project started now so you can beat everybody else who still doesn’t know that in the spring there’s a lot of competition.
